Privacy across the bottom half of the glass matters more here than glare control does. It also means the cul de sac layout scatters orientation lot by lot: Chelsea Terrace and Lionshead Lane don't all point the same way, so two identical elevations on the same street can need different openness factors on the same product.

Foxberry Trace housing: 128 lots, seven streets, and a phase split
Foxberry Trace shows up in Johnson County records as 128 parcels whose legal description begins FOXBERRY TRACE, with Section 2B and Section 3 both recorded. That sub letter matters. In Johnson County plats a lettered sub phase almost always signals that a section was split partway through build out, which usually means two slightly different construction vintages inside one community. Nobody has published the builder, the lot sizes or the year built for any of it. The county layer has no year built attribute at all, and the subdivision level directories that would carry a developer name return errors. So the honest answer on Chancellor Drive is that the house tells us its age at the appointment, not the county.
What we can bring is the citywide pattern the plat sits inside. Greenwood's median year built is 1999, 31.4 percent of its housing went up between 1980 and 1999, and another 39.8 percent between 2000 and 2019. Two story traditional is the dominant style across that whole span, and Foxberry Trace is recorded as exactly that with no ranch listed. Post-1990 units in this market usually present about a 3.25 inch nominal jamb with a flat stop. That's enough depth for an inside mount 2 inch blind and for most cellular headrails, and it's tight for anything with a deep cassette. Which side of that line your house falls on is a tape measure question, not a catalog question.

That pushes the privacy requirement to the lower half of the glass, where a top down configuration or a room darkening roller earns its keep, and it lowers the priority on glare control at the rear. It's the opposite of the specification we'd write on a lot with open ground behind it.
Orientation changes street by street
Foxberry Trace is a cul de sac plat, which scatters exposure lot by lot instead of lining every front elevation up the way a section line road does. Two houses with the same elevation on Gateshead Lane can want different openness. A hard west wall gets 3 percent to hold back low afternoon sun in July, when the Indianapolis average high is 85.2F. A north wall can run 5 or 10 percent and keep the view.
Arched heads are a maybe here, not a given
Specialty shapes aren't confirmed for Foxberry Trace specifically. Across Greenwood, half round and quarter round transoms over front elevation windows and palladian assemblies in the gable are routine on 1995 to 2007 elevations, so we look for them at the appointment. A fixed arch has two honest answers: a stationary shutter panel cut to the curve, or leave it bare and treat the rectangle below it.

There's no single Foxberry Trace package, but there is a pattern. A 128-lot plat of two story traditional houses with no ranch product in the record means the living space is split across two floors, and the two floors want different things. Downstairs is where guests are and where the rear elevation faces a neighbor. Upstairs is bedrooms, where light control at 6am in June matters more than what the street sees. And with lot sizes unpublished for this plat, we don't guess at how much screening the distance is already doing. We look out the window at the appointment and specify from what's actually there.
2 inch faux wood blinds
The workhorse for a post-1990 Center Grove two story, because a 3.25 inch nominal jamb with a flat stop takes a 2 inch faux wood headrail on an inside mount without drama. Faux wood also holds its shape in a Foxberry Trace bath or over a kitchen sink through Indiana's muggy stretch, late May to late September, where a hardwood slat would move. The tradeoff is weight on a wide opening.

A vertical stacks off the opening rather than over it, so the door still works as a door, and a damaged vane gets swapped one at a time. Order the stack to the fixed side, never in front of the panel you walk through.

Foxberry Trace sits entirely in ZIP 46143, in White River Township, west of US 31 in the Center Grove area. Its street names run to English places and institutions, Chancellor, Queensgate, Ramsgate, Gateshead, Chantry, Lionshead and Chelsea, which is close enough to other British named plats in the same township to confuse a search. It isn't the same community, and it doesn't share a school feeder or a fire district with them. Center Grove Community School Corporation serves every address here, and the Center Grove campuses are the local reference point residents actually use. Ask someone on Chantry Way where they live and you'll often hear Center Grove before you hear Greenwood.
