Lot size is properly sourced: a median around 0.36 acre with most lots between 0.32 and 0.50 acre. That's slightly smaller than the 0.43 acre median in Eagle Trace and noticeably tighter than the older Center Grove sections on 0.40 to 0.60 acre.
Architecturally the community reads two story traditional and ranch. The mix between them isn't sourced, home size isn't sourced, and the build era isn't directly sourced either, because Johnson County's public parcel layer carries no year built field. So we don't publish a vintage for Willow Lakes and we don't price from one. What we can say is specific to the lot rather than the plan: a waterfront lot typically carries more and larger rear glass than the same plan built on an interior lot, so two identical floor plans in this community can have materially different window schedules and different quotes.
Willow Lakes window profile: an open western rear wall over water
A two story plan here runs 16 to 22 openings, but the count is the least interesting number in Willow Lakes. The one that drives the quote is how much of the rear elevation is glass and what's behind it. Street names recorded in the county data, Shoreline Drive, Lakeshore Court, Harbor Court, Marina Court and Water Way Drive among them, point to lots oriented onto internal water bodies, and a house backing water has a permanently open western and southern rear exposure with no structure to interrupt it. Nothing on an interior lot in Sheffield Park or Carefree behaves like that.
Casing depth isn't sourced for Willow Lakes, so we treat every house on its own and take mounting depth at each of its 16 to 22 openings rather than assuming a plat standard. On an interior lot a neighbor's house softens what comes through that gap. On a Shoreline Drive lot at 8pm in June there's nothing between the gap and the sun. The same rear wall that takes an 85.2F July afternoon over open water takes a 36.1F January day through the same glass.
